Case Study: personalising the floor plan

Today I want to cover the topic of house' floor plans, particularly the difference between generic floor plans that you get from the builder and tailored to your family and preferences.

So generic floor plans you would get if you're buying an older house or even a new one which was done without taking into account your brief on what is required for your family. And then you try to make it work just by reorganising furniture. And there's a customised floor plans that you would get from an architect or an interior designer - you would be briefed on size of your family, your lifestyle, your hobbies and activities. Of course life in a house with a customised floor plan will be more comfortable - functionality, amount of storage and configuration of the rooms goes a long way.


Let's take a look at this Conventional 1930 Brick House in suburbs of Brisbane. Originally it had 4 bedrooms, 2 bathrooms - for this day many would say it lacks at least one more bathroom. But in this specific case the family did not need for the future or used in the past three years that one extra bedroom. This is the family of four, two kids in school, the rest of the family lives in the same city so nobody ever stayed in that guest bedroom - this is my clients were considering to sacrifice it in favour of a nice, spacious en-suite. And once we started working on the layout options they realised that that idea was a perfect fit for them.

So the Master Bedroom now got an En-Suite. The interior design of the bedroom layout is quite clean and relaxing with minimal clutter. There's a king size bed with nightstands and a built-in makeup desk. From the bedroom we enter into a Walk-in-Robe with lots of different type of storage - there are plenty of hanging rods, drawers and on the opposite side behind the fluted glass doors in a thin black frame interrelating with the hardware on the drawers and on the bathroom vanity. Master Bathroom fits beautifully double-basin , stand-alone bathtub and shower in a wet zone and closed in water closet.

Now let's talk about the hallway as the updated there are no less exciting. Originally hallway didn't have any space for a proper closet or bench seat to drop your shoes and bags, especially it was frustrating when the guests were coming. So after reworking the floor plan the hallway got upgraded too - now there's a closet to hang your jackets and there's a bench seat with plenty of storage for shoes and bags.
