Now let's dive into the list of points you should not just consider but make it a "must-to-finish" homework before you close on the house. Now, you know the drill - you start with standard ones: checking out the area; empty lots nearby, where soon might start some high-rise construction preventing you from enjoying your property for 3 to 6 years. Then you check any visible damages of your building and finally you step inside to inspect your future home.
Here's what you should have had prepared for the inspection:
A list of things that doesn't work for you at your current place
A wish list of things that would be nice to have
A must-have list of rooms, areas, amount of light that is a must-to-have for you. Highlight the things that is impossible or very expensive to add, change or adjust. Like adding a powder room on the main floor, adding a window, etc
Check-out existing floor plan before the inspection. Think about furniture layout, do you plan to bring in your furniture or buying a new one.
Bring a tape measure with you for inspection. Market furniture plans are usually quite symbolic. You should double check whether the furniture you're planning on is going to fit there. King size bed? 12 person dining table? Big sectional sofa?
